About Alliance Project Development

At Alliance Project Development, we build relationships one project at a time. Headquartered in Wilmington, DE, we deliver "Best in Class" construction management services to select clients throughout Delaware and the Mid-Atlantic region. Our portfolio spans commercial fit-outs, tenant improvements, facade restorations, and large-scale renovations. Our reputation is built on trust, quality, and results.

The Role

We're looking for an experienced Foreman to lead our crews in the field and own the day-to-day execution of our commercial construction projects. You'll be the on-site driver of progress, quality, and safety; the person our subcontractors, clients, and project team count on to keep work moving and standards high.

What You'll Do

  • Lead and direct field crews and subcontractors through daily project activities
  • Read and interpret blueprints, drawings, and project specifications to plan the workday and week
  • Coordinate trades, materials, and equipment to keep schedules on track
  • Enforce site safety standards in accordance with OSHA and APD protocols
  • Conduct daily toolbox talks and site walks
  • Communicate progress, roadblocks, and field changes to the Project Manager and Superintendent
  • Maintain daily logs, photo documentation, and timecards
  • Inspect work in progress to ensure it meets APD's quality standards and project specifications
  • Identify and resolve field issues quickly — escalating when needed
  • Set the tone on site: professional, organized, and respectful of the client's space

What We're Looking For

  • 5+ years of commercial construction field experience, with 2+ years in a leadership role
  • Strong working knowledge of commercial fit-outs, tenant improvements, and renovations
  • Ability to read construction drawings, specifications, and schedules
  • OSHA 30 certification (or willingness to obtain within 60 days)
  • Comfortable using project management tools and field reporting apps (e.g., Procore, PlanGrid, or similar)
  • Strong communication skills — clear with crews, clients, and the office
  • Valid driver's license and reliable transportation to project sites across Delaware and the Mid-Atlantic
  • A reputation for getting things done the right way

Nice to Have

  • Trade certifications (carpentry, general construction, etc.)
  • First Aid / CPR certification
  • Experience working in occupied commercial spaces (offices, retail, hospitality)
