The Role

The Land Entitlement Manager is a full-time, on-site role. We're looking for an operator who can drive projects through entitlement, reduce risk, navigate complexity, and help move land to construction-ready status. You will own the path from raw or partially entitled land to fully approved, construction-ready projects. You'll be expected to manage the entitlement process across multiple active projects, working closely with city staff, engineers, legal professionals, and our construction team to ensure projects meet regulatory requirements and align with company objectives. identify and reduce risk early, keep schedules and costs under control, and drive approvals forward. This is a role for someone who enjoys solving tough problems, taking real ownership for their work, and thrives in a fast-moving environment alongside driven people.

What We're Looking For

  • You have personally driven entitlement work on residential subdivisions, master-planned communities, or similar land development projects. Not watched from a distance. Not supported one piece of it while someone else carried the load.
  • You understand how to navigate municipal processes, agency relationships, planning and zoning workflows, and the mix of technical, political, and interpersonal judgment required to get projects approved.
  • You can manage multiple active projects at once without losing command of schedule, budget, risk, communication, or next steps.
  • You are proactive, calm under pressure, and strong in ambiguity. You do not need a perfect playbook before taking action.
  • You communicate clearly, follow through hard, and surface issues early. You do not let avoidable surprises build in the dark.
  • You have an ownership mindset. You act like the buck stops with you.
  • Real estate development background is important for this role. If you've led complex entitlement efforts and know how to move projects forward in the real world, we want to talk.

This Role Is Not For You If

You prefer taking direction rather than taking ownership for the work you’re doing. You are more comfortable tracking the process rather than making judgment calls. You struggle making decisions in ambiguous environments where the path is not fully laid out.

Compensation

Base salary is $140,000. Expected compensation, including project-based bonuses, is $260,000+. Compensation is structured to reward real project movement, entitlement wins, and strong execution against the core outcomes of the role.
